So you’ve decided to sell your house. You’ve hired a real estate professional to help you with the entire process and they have asked you what level of access you want to provide to potential buyers.
There are four elements to a quality listing. At the top of the list is Access, followed by Condition, Financing and Price. There are many levels of access that you could provide to your agent to be able to show your home.
Here are five levels of access that you could give a buyer with a brief description:
To balance the best accessibility possible with some notice to the sellers, I recommend placing a lockbox on the door and require appointments for showings. Our office uses ShowingTime which is a third party service that keeps a calendar for each listing. Buyers Agents who would like to show the home to their clients can request an appointment and the seller receives advance notice of the appointment. We can set appointment requests to either automatically confirm appointments or restrict appointments to 6, 12, or 24 hours in advance only and the seller confirms the appointment directly. Win, win, win!
Bottom line, it's difficult to coordinate schedules and if the seller doesn't make the sacrifice to provide as much access as possible, then buyers will assume the seller is not serious about selling their home and will move on.
